GJMC 21.02.030(h)(3) allows the Director to defer the completion of required improvements if the applicant enters into a Development Improvements Agreement (DIA) by which the applicant agrees to complete all required public improvements in accordance with an agreed schedule. The Director may require the applicant to complete and dedicate some required public improvements prior to approval of the Final Plat and to enter into a DIA for completion of the remainder of the required improvements. A bond may also be used as a form of security for a DIA (Exhibit C). A bond provided for this purpose must be approved by the City Attorney. Below is a checklist for what a bond must include, at a minimum, to be accepted by the City. Additional requirements may be necessary depending on the specifics of the project. Due to the legal review necessary for a bond, it is recommended that these are submitted as early as possible to avoid potential delays in platting.
